What counts as "equity" in my property?
Equity is the difference between what your property is worth and what you still owe on your mortgage. If your home is valued at $600,000 and you owe $400,000, you have $200,000 in equity. This calculator estimates how much of that you could potentially access.
Will accessing equity increase my monthly repayments?
Yes, in most cases. When you release equity you are increasing your total loan amount, so your repayments will typically go up unless you extend your loan term to offset it. It is worth running the numbers with a broker before committing so you know exactly what the new repayments will look like.
What can I actually use equity release funds for?
Common uses include renovations, buying an investment property, consolidating debt, or funding a large expense like a car or education costs. Lenders will sometimes ask what the funds are for, particularly for larger amounts, so it is worth having a clear purpose in mind.
Is releasing equity the same as refinancing?
Not quite. Refinancing means moving your loan to a new lender or product, which you can do with or without increasing the loan amount. Equity release specifically means increasing your loan balance to access cash, and it can happen with your current lender or as part of a refinance. They often happen together, but they are not the same thing.
