How does this calculator work out my estimated loan size
It uses your income, expenses, existing debts, and a standard interest rate buffer to estimate how much a lender might be willing to approve. It gives you a ballpark figure based on common lending criteria, not a formal assessment from any specific lender.
Why doe difference lenders offer different loan amounts for the same income?
Every lender has its own way of assessing serviceability, including how they treat overtime, bonuses, existing debts, and living expenses. Some are more conservative than others, which is why getting pre approval from more than one lender can sometimes turn up a meaningfully different result.
How accurate is this estimate compared to what a lender will actually approve?
It gives you a solid starting point, but the real number can move once a lender looks at your full financial position, including payslips, bank statements, and existing commitments. Speaking with a broker gives you a far more accurate figure before you start house hunting seriously.
What is the interest rate buffer and why does it matter?
Lenders do not just assess you at the current interest rate. They add a buffer, usually around 3%, to make sure you could still afford repayments if rates rise. This buffer is a big part of why your estimated loan size might be lower than you expect based on your current budget alone.
